Current Tenant & Lease Structure

Term Remaining – The current term expires on July 31, 2021.

Rate – Current Base Rent is $6,500 per month (Months 16 & 17 of the Lease have been negotiated to be rent free).

Lease Structure – Lease is structured on a Modified Gross basis; where Landlord is responsible for insurance and property taxes. Landlord may pass through increases in taxes or insurance. Tenant is responsible for all property maintenance including foundation, roof, and other structural components.

Landlord Expenses – Landlord pays an estimated $8,000 in taxes annually and an estimated $7,000 in insurance annually.
