Tenant – Airgas Nitrogen Services, LLC

Rate – Current Base Rent is $17,625 per month through July 2026 with 3% annual increases through the end of the term.

Commencement Date – Tenant has leased the property since August 1, 2025.

Term Remaining – Primary Term expires July 31, 2035.

Renewal Options – Tenant has 1 additional 5-year extension renewal option.

Lease Structure – Lease is structured on a NNN basis where Landlord is responsible for all exterior and load-bearing walls including exterior painting, building foundations, the roofs and roof systems including soffits, gutters and rainspouts, all exterior heating and air-conditioning, plumbing, electrical and mechanical systems, and all parking, access, and stormwater systems but does not extend to plate glass windows or interior doors. Landlord warrants the HVAC systems for one year from Commencement Date. Tenant is responsible for utilities and all other maintenance and routine repairs, including landscaping, landscaping irrigation system and interior building systems. Tenant shall also directly insure the Leased Premises and reimburse Landlord for taxes annually.
