Tenant – Odessa Pumps and Equipment, Inc.

Rate – Current Base Rent is $25,992 per month through April 2026 with 3% annual increases through the end of the term.

Commencement Date – Tenant has leased the property since June 1, 2023.

Term Remaining – Primary Term expires May 31, 2033.

Lease Structure – Lease is structured on a NNN basis where Landlord is responsible for the structural portions of the improvements, does not extend to plate glass windows and doors. Tenant is responsible for utilities, all other maintenance and routine repairs including landscaping and landscaping irrigation system, roof, exterior walls, and the HVAC system. Tenant shall also directly insure the Leased Premises and reimburse Landlord for taxes annually.
